SLA awards tenders for Dempsey Road properties to Power Moves and Florte Design
The Singapore Land Authority (SLA) had already launched both tenders in between March and April, seeking to even more improve Dempsey’s track record as an exceptional lifestyle and health enclave.
Furthermore, Florte Design intends to work with local area artists, performers and neighboring organizations to offer cross-promotional activities and foster town interaction.
Power Moves succeeded the tender for 13 Dempsey Road (# 01-05 and # 01-07) and 13A Dempsey Road. The real estates, which are accepted for health and fitness purpose, inhabit an acreage of 9,657 sq ft and have a consolidated estimated gross floor area (GFA) of 8,783 sq ft.
The units at 13 Dempsey Road take up a projected land area of 5,423 sq ft and have a GFA of around 4,905 sq ft.
Power Moves’ quote of $41,200 pm represents a 8.4% premium over the next highest proposal of $38,000 pm that was submitted by Lotusonwater Feng Shui. Various bidders feature Theta Collective ($22,000 pm), The Smok Hous ($13,777 pm) and Hub Solutions ($7,007 pm).
The Singapore Land Authority (SLA) and Singapore Tourism Board (STB) have recently allocated 2 separate tenders for houses throughout Dempsey Road. Both of these tenders include a first five-year lease, with the possibility to expand for an additional term of 4 years.
Florte Design plans to open a market place for retail flower and life-style goods on the area with an all-day café services floral-infused beverages. The real estate will also feature a fitness center and a flexible event space-cum-photo studio with floral arrangements.
She includes that the higher weightage of the quality component in current tenders at Dempsey is a testament to SLA’s efforts in finding concepts that will definitely inject excitement to the precinct.
“Our initiatives to present new artistic principles to Dempsey are beginning to materialize,” says Carrie Wong, director of business planning and property development division at SLA.
Power Moves is a pilates center that currently operates at Novena Specialist Centre. The center submitted a proposal of $41,200 per month (pm), surpassing 4 other offers for the place.
Florte Design’s quote of $17,904 pm presented the 3rd greatest price bid got for the estate. However, it had the greatest combined score based on both fee (which carried a 40% weightage) and quality (60% weightage).
The tenders for both spots finalized on May 29 and were evaluated based upon cost and premium elements.
Power Moves’ proposal consists of facilities like a pilates center, aesthetic centre, a coffee shop, and rooms giving health guidance and other wellness-based services. The center is going to also offer community efforts including outdoor exercise and meditation courses, walkathons and concept pop-up events to attract audiences.
SLA awarded a different tender for 13 Dempsey Road (# 01-01, # 01-02 and # 01-06) to Florte Design. The company runs homegrown floral center The Florté. It defeated 7 other tender quotes for the property, which is approved for creative lifestyle uses.
Curio Home Accents sent the best rate quote of $40,000 pm. Additional bidders consist of Lotusonwater Feng Shui ($21,700 pm), Maywell Lifestyles ($13,244 pm), V-Zug Singapore ($12,500 pm), Elliott’s Antiques ($12,000 pm), Estudio Technologies ($10,800 pm) and Petizen ($5,000 pm).
